Why do I need an appraisal?
An appraisal is the process of developing an opinion of value. The appraisal is to be completed in a manner that is impartial and objective.
Secondary Market Appraisals
Most appraisals are ordered for home purchase or refinancing purposes. These assignments are completed under secondary market guidelines for Conventional, FHA, VA and USDA loans by lenders or Appraisal Management Companies (AMCs). These types of appraisal products are regulated in the secondary market or bank investment guidelines.
Private Appraisal Assignments
- Estate / Probate
Appraisal assignments are also needed to establish market value for estate / probate purposes and can be completed for current market value or retrospective market value, (date of death). These types of assignments can be used to determine a step-up basis to fair market value at the time of the prior owner’s death.
- Cash / Non-Lender Financing
Buyers who are purchasing a property with cash or other financing (non-lender) may also request an appraisal to provide an independent valuation of a property prior to purchase.
- Pre-Listing
Pre-Listing appraisals can be completed to establish the market value of the property before it is listed for sale. These types of assignments can be helpful for unique / custom properties or homes in markets with low turnover rates.
- Divorce
Divorce appraisals are needed to determine the value of a property for divorce proceedings and division of assets.
Property Measurement Services
While local county assessor records provide the square footage of properties in our market, there are many inaccuracies in these measurements. These measurements do not always reflect recent property additions and may have been based on assessor estimates for second floor areas or basements. Accurate property measurements are essential to the valuation of property.
We utilize the ANSI Z765-2021 measurement standard when measuring residential properties, (except for Condominiums and Multi-Family Properties, which are not included in the ANSI standard).
Appraisal Review Services
Appraisal reviews can be completed to verify accuracy in an appraisal assignment. Review services can include verification and quality of the data used in an appraisal or confirmation the sales utilized in the report are the best available.
